Real Estate Analyst
**Future Opportunity**
CSEngineering is seeking a Real Estate Analyst to provide analytical, financial, and compliance support across the federal lease acquisition lifecycle. This role supports real property portfolio analysis, lease scoring, cost validation, National Broker oversight, and data governance functions in a federal environment.
JOB RESPONSIBILITIES

Conduct market research in accordance with FAR Part 10, utilizing commercial real estate databases (CoStar, Reis, or equivalent), broker input, and industry sources to validate rental rates, operating expenses, and market assumptions.

Aggregate and analyze real property portfolio data to support acquisition planning, feasibility studies, and strategic decision-making.

Perform OMB Circular A-11 lease scoring analyses, applying the "90 Percent Test" to calculate Net Present Value (NPV) and compare against Fair Market Value (FMV).

Apply OMB Circular A-94 discount rates within financial models.

Prepare lease scorecards, compliance documentation, and cost-benefit evaluations.

Analyze lease pricing documentation and financial inputs for completeness and federal compliance.

Research and document lease proposal requirements and due diligence materials.

Maintain and update lease databases, tracking systems, and organized documentation repositories.

Track lease transaction timelines, milestones, and Task Orders supporting National Broker IDIQ contracts.

Consolidate portfolio-level data, identify cost risks and compliance gaps, and prepare executive summaries and analytical memoranda.

Maintain documentation in network drives and SharePoint repositories in accordance with federal recordkeeping standards.
REQUIRED QUALIFICATIONS
Security Clearance: Top Secret Clearance.

Bachelor's degree in Finance, Accounting, Real Estate, Economics, Business Administration, or related field
-
Minimum 5+ years of experience in federal real estate analysis, lease acquisition, or financial analysis
-
Experience supporting federal agencies (VA or GSA preferred)

Demonstrated experience supporting multiple concurrent real property projects

Strong understanding of:

Federal real property authorities (Title 38 and Title 40)

Advanced Microsoft Excel proficiency

Experience with federal network drives, SharePoint, databases, and tracking systems

Strong analytical, financial modeling, and reporting capabilities

Ability to present findings to both technical and executive stakeholders

Must be a U.S. Citizen
PREFFERED QUALIFICATION -
Financial modeling or real estate finance certification

Advanced Microsoft Excel certification

Experience reviewing GSA lease pricing documentation

Familiarity with GSA Forms 1364 and 1217

Knowledge of Federal Real Property Profile (FRPP) reporting

Understanding of National Broker IDIQ commission structures
